Seeing the outnumbering profits in the real estate business has geared up a trend to invest in land development. Many landlords autonomously belted out their agricultural lands to convert into residential colonies to yield abrupt high profits. If you look around Lahore, there are numerous illegal and unapproved residential societies. The underrated developers advertise the billboards without any authenticity and ingenuine offers. So-called facilities and lickerish offers are promised for sake of nothing in reality. The recent blockage of the unbridled marketing ads is a historic edict of “LHC orders removal of billboards promoting unapproved housing projects” to curb the fraudulent real estate activities in Punjab.

A Monitoring Control on Illegal Residential Publicity

Though, people of average income buy plots in the said societies because of low rates and easy plans. However, this is a highly pure risk to purchase a piece of land there. These housing colonies are not only at the worse stake of sinking your hard-earned money because of fraudulent and scam activities but also residing in those societies is also hazardous for the homeowners. Therefore, LDA hit the ground to take stringent legal action against the housing societies. The legal case was underway since 2015, so in a bid of the case, the LHC ordered the removal of billboards promoting unapproved housing projects for the current immediate effect. Next-Home Realtors lauds such a great verdict by the apex provincial court. Real estate stakeholders take this decision on the ground of illegal spread.
The following commands are ordered by the Lahore High Court to be observed immediately.

  • Removal of Billboards by the illegal housing societies.
  • Illegal Social Media Advertising of the Residential Projects
  • Promotional SMS By the Housing Societies
  • Pamphlet and Brochures Distribution Containing Ads Housing Projects
  • Illegal and Unapproved Land Development Projects

Why the LHC Had To Give Verdict Against Unapproved Land Projects?

Since the success of some well-reputed housing projects is prevailing, most housing societies started to be self-growing in Pakistan. A concerning figure of such housing colonies, coop residential societies, and commercial projects are operating void of a legally valid NOC by the concerned authorities. The Lahore Development Authority (LDA) has alarmingly reported almost 1300 unapproved housing societies alone around Lahore and its vicinity. Next-Home Group of Properties has been urging investors and homebuyers to be prudent about housing societies. Nevertheless, the risk is higher to invest in these societies. For the last couple of years, NAB (National Accountability Bureau) and FIA (Federal Investigation Authority) have intervened in fraudulent matters. Lahore suburbs are especially at stake in terms of scamming housing projects.

So, the LDA has been advising the homebuyers and investors to refrain from investing in such societies. Likewise, a strict warning has been issued to the under-discussion housing developers that the unauthorized advertising is illegitimate to promote the housing projects. On other hand, posting marketing ads or posts on social media platforms is also forbidden by the Lahore High Court (LHC).

Immediate Effect Orders PHA to Depose Billboards

The verdict of the LHC orders with an immediate affect to remove all the billboards and collect data of the illegal advertisers and land developers. In this regard, Park and Horticulture (PHA) have been directed by the LHC to depose the Pana flex and signboards, and stand post of the illegal housing project portraying ads. The PHA–authority will conduct an operation as per the orders under the verdict. the PHA’s statement says.
Interestingly, the controlling body (LDA) that ensued the case in the court has mentioned no official details and collective data regarding the disavowed and illegitimate residential projects in Lahore. So, it is identical to inducing the stakeholders to feel it as difficult for everyone to visually go to the LDA office to verify the validated status of any housing society in Lahore before investing their hard-money for their desired intentions. Therefore, it is advised to consult with a property legal advisor or a professional real estate consultancy to verify whether the housing project is valid and approved by the legal authoritative bodies.
